To secure your reservation a 20% deposit is payable at the time of booking. The final balance/payment plus the security deposit must be received 60 days in advance of your stay commencing.

Security Deposit: A refundable security deposit of £300 is required to cover any damage or missing items during your stay. The security deposit also covers your house keys which are charged at £25 each if you do not return them. The balance of the security deposit is refunded after your vacation has ended and the house has been checked. Clients are liable for all damage plus any costs incurred in repairs, and for replacement of inventory items irrespective of cost, even if the eventual cost exceeds the security deposit amount. Such liability includes but is not limited to excess electricity, plumbing and toilet blockages, repairs, replacement items of any nature including breakages, special or unexpected cleaning or pool maintenance, rubbish disposal or cost of any other service caused by a client. We reserve the right to refuse or terminate a booking at any time if guests fail to observe our conditions or those of our management agents. These conditions take precedence over, and are in addition to the booking conditions of any other agent or representative. Rental period: is normally from Saturday to Saturday. Check in time is after 4.00pm on the first day. Check out time is before 10.00am on the last day.

Cancellations: Any booking cancellation or alteration must be received in writing and will attract cancellation charges as follows: In the event that you cancel your confirmed booking, we are unable to return any money paid to us. However, if we can re-book the cancellation dates, any monies paid will be refunded (excluding deposit). We strongly recommend that insurance be taken out at the time of booking, to cover possible cancellation.

Limitation of liability: The property owners and/or the management company do not accept any responsibility or liability for any accident, injury, illness or damage sustained to any person or their property during the rental period or by use of the pool facilities, regardless of howsoever it may have occurred. Children must at all times be supervised by competent and responsible adults when using pool facilities .Glass containers must not be used in or near the pool. The property owners and/or the management company do not accept any responsibility or liability for any failure of services in the home regardless of how it may have occurred. It is the responsibility of the renter to inform the management company immediately of any accident, problem or shortfall so that it can be corrected and the management company will use its reasonable efforts to rectify the problem. Certain features or facilities may not be available from time to time due to circumstances beyond our control for which we accept no liability. No claim for any shortcoming or failure will be considered unless and until the management company is informed and no claims whatsoever will be accepted after a booking period has ended if the management company had not been informed during the stay and given the opportunity to rectify it. The property owners and/or the management company do not accept any responsibility or liability for acts of omission of third parties (including airlines, car rental companies, golf clubs or others for whom any agency arrangement is implied or in fact), weather or any force majeur which may prevent or disrupt a client's booking. The booking contract exists between the owners and the client and is limited to the rental of the property and associated services only. Any and all liability is limited to the value of the actual fees paid for the rental.
